Surface protection
A tiled floor is two materials in one assembly: a dense, largely impervious tile body bordered by absorbent cementitious joints. The joints fail first.
Surface protection starts with understanding the surface.

Porcelain and glazed ceramic have very low absorption. Cementitious grout is porous and alkaline. Epoxy grout is neither. Unglazed, through-body and natural-material tiles behave differently again. Any protection strategy has to address the assembly, not the tile alone.

Discoloured and darkened grout lines, absorbed grease in kitchens, mould and biological growth in wet areas, efflorescence from moisture movement behind the tile, cracked or eroded joints, and residue haze from incorrect cleaning products.

Sealing the grout reduces absorption in the part of the assembly that actually absorbs, keeping joints closer to their original colour and making routine cleaning effective without harsh chemicals.

Grout type — sealing epoxy grout achieves nothing. Cure time on new installations. Whether existing discolouration is surface soiling, absorbed staining or a moisture problem behind the tile. Previous sealer or topical coating residue. Slip resistance requirements in commercial and wet areas.

Cleaner joints for longer and lower maintenance effort. It cannot correct a moisture source behind the assembly, colour-match damaged grout, or rescue joints that have physically eroded — those are repair and restoration tasks that must come first.

Neutral cleaners, adequate ventilation in wet areas, prompt removal of grease, avoidance of bleach-heavy routines that break down protection, and periodic inspection of joints for erosion or cracking.

Deciding whether a floor needs cleaning, sealing, regrouting or a moisture investigation is a diagnostic question. Sealing the wrong problem simply locks it in place.
