Asphalt Surface Protection

What is the surface?

Asphalt is a composite of aggregate (stone, sand, gravel) bound together with bitumen, most commonly used for driveways, parking areas, and pathways. Unlike concrete or natural stone, asphalt is a largely non-porous, petroleum-based material — it doesn't absorb water the way masonry surfaces do.

What problems occur?

Asphalt's main enemies are UV exposure, oxidation, and the freeze-thaw cycle acting on existing cracks rather than water absorption itself. Over time, UV breaks down the binder, causing the surface to fade, dry out, and become brittle — leading to cracking, raveling (loose aggregate), and eventually potholes if cracks go untreated.

Does asphalt actually need a coating?

Often, no — and this is worth being upfront about. Because asphalt doesn't absorb water the way porous surfaces do, its core protection need isn't "sealing out moisture" the way it is for concrete or stone. Many asphalt driveways perform adequately for years with no coating at all, provided cracks are repaired promptly and the base underneath is sound. Sealcoating is frequently a maintenance and cosmetic choice — restoring a deep black finish, adding mild UV/oil resistance — rather than a structural necessity.

What should be considered before treating it?

The asphalt's age and condition, whether cracking is present (and whether that's a base issue rather than a surface issue), how the driveway is used (vehicle weight, oil/gas exposure), climate and freeze-thaw exposure, and realistic expectations about what a sealcoat can and can't fix. A sealcoat over an already-failing base will not solve underlying structural problems.

What can professional treatment achieve, when it's appropriate?

Where sealcoating does make sense, professional application can slow oxidation, offer some resistance to oil and gas staining, and refresh appearance — but it should be understood as a maintenance layer, not a waterproofing necessity.

How is it maintained?

Regular crack sealing before cracks widen, periodic sealcoating if desired (typically every 2–3 years), and prompt attention to any drainage issues that could undermine the base beneath the asphalt.
